Malta property market, September 2026

On 1 September 2026, 21,561 properties were advertised for sale in Malta and Gozo across the agencies MaltaHouses collects from, at a median asking price of €424,000.

The average asking price was €3,641 per square metre.

47,226 properties were advertised to rent, at a median asking rent of €1,500 per month.

Sliema carried the most stock for sale, with 1,224 listings at a median of €950,000 and an average of €5,299 per square metre.

Apartments were the most common type advertised for sale, at 9,217 of the 21,561 listings.

The listings behind these figures were last confirmed on 1 September 2026.

Every figure here is an asking price. Completed sale prices are not published in Malta, so these describe what sellers and landlords are asking, not what buyers and tenants are paying.

Sale listings advertised below EUR 15,000 are shown as price on application and excluded from these figures.

A locality appears in the table below only if it has at least 475 listings. That threshold comes from the arithmetic of a proportion at this site's measured rate: below it, the difference between two localities is inside the noise. Smaller localities are omitted rather than shown with a figure nobody should quote.

Price changes compare each listing with itself: only listings advertised at both ends of a month are counted, so the figure cannot move because of which agencies were scraped that month. Changes beyond 0.5x or 2x are excluded as data corrections rather than market movements. A month is published only where at least 475 listings were tracked throughout it.
